In Dholera Smart City, prices of 100-500 sq yard plots are generally almost the same on price per sq. ft. basis, but some builders might give you a discount of around 5-10% if you are willing to buy 500 sq yards plots.

So very few people are trying to resell their plots in Dholera right now.

There are some projects like Dholera Green City, Rajpath Enclave, Rajpath Grand, Rajpath Supreme and couple of projects from 7oak developers, SmartHomes are closer to the Dholera International Airport. And yes, if your Plot is close to the international airport then prices will always grow faster and you will always get better appreciation than other projects.

What does “plot near ABCD Building” really mean for residents and investors?

ABCD building is located in a commercial zone inside Dholera SIR. If you are an investor looking to buy land near the ABCD building for your factory or other manufacturing project, it's a great option. But if you are an investor looking to buy a residential plot, then we suggest you buy a plot near the airport and NMHC.

What’s the difference between NA (non-agricultural), NOC, and clear title—and which documents must I see before paying a token?

These 3 are very crucial documents that make the project legal to sell and registry ready. If your developer fails to produce NA, NOC and Plan Pass or Title clear documents, then there are chances that you won’t get a registry for your plot in Dholera and you might be falling into a ponzi scheme trap. So say NO to any developer if they can’t get you these documents.

Can I register a plot purchase fully online in Gujarat, or do I need to be present?

You don’t need to be available there for your plot registry in Ahmedabad or Dholera. You can do all these activities online or through your builder or property advisor. But if you are planning to sell your property/plot in Dholera, you will have to be physically present for that.

What’s a sensible EMI plan for a ₹12–25 lakh plot, and how do I structure down-payment vs. possession?

Dholera is a fast moving market. Plot prices/rates are doubling in Dholera almost every 2 years. If your builder is offering you EMI plans or some other schemes to buy a plot of Rs 10-12 Lacs, we are sure you are choosing the wrong location. For projects like Green City or Rajpath Enclave, there’s no EMI options as demand is high and prices increase every 3 months. If you are getting EMI options, then we are sure the prices of those locations are not moving fast — then what’s the point of buying a plot in Dholera if you are not getting the appreciation?

When can I start construction on my Dholera residential plot—what approvals do I need?

At Rajpath Enclave, we have pre-approved CLU done plots where you can start construction anytime. No further approvals needed.

Can I build a rental unit/guest house now, or should I wait for specific infrastructure milestones?

You should wait for another 1.5–2 years for Tata Electronics Semiconductor Fab plant to go in full action mode. Once the plant is half done, you can start your construction and by 2028 end, you will automatically start getting queries for rental.

What realistic ROI should I expect from a Dholera plot in 3–7 years?

If you are strategically located near the highway, International Airport and NMHC, you can expect your investment to double every 2 years, that means in 5 years you can expect your investment to grow 4x. You can even build a house on it and start AirBnb or monthly rentals.

What kind of rental yield is possible from staff housing/guest houses in early phases?

If you are giving single rooms like PG rooms, you can expect Rs 5,000 per room per month rental. So if you have built a place with 10–12 rooms, you can expect anything over Rs 50,000 per month. But if you are planning to make 1 unit of 2BHK and 2 units of 3BHK, you can expect a total monthly rental of around Rs 40,000 per month.

Which performs better historically: corner plots, park-facing plots, or gated-community plots?

Park Facing plots appeal more to investors in general. So look for a gated-community park facing plot if you can pay some extra PLC charges for your plot in Dholera.

What is the latest Dholera International Airport status, and how much price appreciation ROI can I expect in my Plots in Dholera?

Dholera International Airport is just near our project Rajpath Enclave. Contractors of Dholera International Airport are expected to deliver its Cargo terminal up and running by December 2025 and we can expect the cargo airport to go live by March 2026 maximum. We can expect the whole Cargo and Passenger Airport operations to go live in the next 2 years.

You can definitely go for industrial plots if your investment size is over 2 crore and if you can hold it for 10-12 years. But if your investment size is less and your horizon is 5-10 years, then you should only choose residential plots. ROI is much better outside the SIR boundary near Fedra Pipli highway and near some parts of Dholera Ahmedabad Expressway and NH 751.
